Sarasota County Real Estate Market Update: September 2026
Sarasota County's housing market kept tightening in August. Inventory shrank and homes moved faster across single-family, condo/townhome, and luxury segments, while closed sales ticked higher almost everywhere. Prices held mostly steady — no big jumps, no big drops — but sellers came away with a larger share of their original asking price than they did a year ago.
The Numbers
Single-Family Homes
- Median sale price: $470,000 (down 1.1% from $475,000 a year ago)
- Closed sales: 646 (up 0.8%)
- Median days to contract: 47 days (down from 69 days, -31.9%)
- Active listings: 2,619 (down 20.8%)
- Months of supply: 3.7 (down from 5.2, -28.8%)
- % of original list price received: 94.7% (up from 92.3%)
Condos & Townhomes
- Median sale price: $310,000 (up 3.3% from $300,000 a year ago)
- Closed sales: 281 (up 13.8%)
- Median days to contract: 83 days (down from 87 days, -4.6%)
- Active listings: 1,659 (down 11.8%)
- Months of supply: 5.2 (down from 7.0, -25.7%)
- % of original list price received: 91.6% (up from 88.5%)
$1 Million+ Luxury Segment
Single-family, condo/townhome, and villa sales combined, Sarasota County (via Stellar MLS):
- Median sale price: $1,600,000 (up 14.3% year-over-year)
- Closed sales: 99 (down 4.8%)
- Median days to contract: 74 days (no change from a year ago)
- Active inventory: 855 (down 12.0%)
- Months of supply: 6.4 (down from 8.1, -21.0%)
- % of original list price received: 92.7% (up from 90.6%)
Mortgage Rates
The 30-year fixed rate averaged 6.76% for the week of September 10, 2026, compared to 6.35% one year ago (Freddie Mac PMMS).
What It Means for Buyers
Homes are moving faster than they were a year ago — single-family properties went under contract in a median of 47 days, down from 69 — and there's less inventory to sort through. If you've been waiting for more room to negotiate, that window has narrowed some, though pricing itself has stayed fairly steady rather than climbing.
What It Means for Sellers
Sellers are netting a larger share of their asking price than a year ago (94.7% for single-family, up from 92.3%; 92.7% for $1 million-plus homes, up from 90.6%), and inventory keeps shrinking across every segment. A home that's priced and positioned for today's conditions isn't likely to sit long.
A Local Note: The Luxury Market
The $1 million-plus segment is worth a closer look. Closed sales dipped slightly (99, down 4.8%) and inventory tightened to 6.4 months of supply, but the median sale price rose 14.3% to $1.6 million, and sellers received a larger share of their original list price than a year ago. For anyone weighing a move in Casey Key, Siesta Key, or another higher price-point community, that mix of tighter supply and stronger seller position is worth a conversation before listing.
